Emergency attendance covers making the property safe and secure. Gas, heating and plumbing emergencies are referred to your own specialist contractor; we attend for the associated repair and reinstatement works. Quotations for planned and priced works are issued within 48 hours of survey, in a format that can be forwarded to the landlord for authorisation without amendment.

Reactive repairs

Lock and door defects, forced entry damage, windows and glazing, storm damage, joinery faults and general repairs. Attended to the priority set at instruction.

Void turnarounds

Refurbishment

Case study: failed floor structure, West End tenement

A tenanted one-bedroom flat where a historical leak had gone undetected for long enough to rot the joist ends at the wall bearing. The floor had visibly sunk before we were instructed.

The floor was lifted to expose the structure. Several joists had snapped at the point where they bear into the wall, with the timber ends rotted through by long-term water ingress from above. The surrounding brickwork and sub-floor were saturated.

Failed joists were cut back to sound timber and replaced, with new bearings formed and the sub-floor area dried and cleared. Services running through the void were reinstated, new flooring laid throughout, and skirtings and internal finishes made good.

The property was handed back level, dry, decorated and ready to re-let. Photographic records were issued to the instructing agent for the landlord's file and for the insurance position on the original leak.
